2023.06.06 15:55 metalmountains the pandemic, injury, and personal events absolutely wrecked my resume for the last 3 years. How do I handle this?
when the pandemic started, I was working as a project manager for a trade show company. for obvious reasons (thousands of people traveling from around the world to hang out in one big room together during a pandemic), our industry got hit hard and fast when the shutdowns started. My whole company got laid off. My boss was super cool and gave us all excellent unemployment and paid our health insurance while we were out of work. I ended up having to move to a different town and was not able to go back to work for them when they restarted, but I have a good reference from them.
It took quite a while to get back to my career, so in the meantime, I worked at a small local outdoor sports retail store as a manager while I looked for career work. I was living in a town of 2000 people with no one to date, and very stupidly ended up dating the owner of the store. long story short, we broke up, and I absolutely can not use her as a reference anymore. which sucks, because I busted my ass for that company for a solid 14 months and turned the service department around into a very profitable department.
I quit the store because I finally got a really great job back in my career field, working as an in-house retail store designeproject manager for a high end outdoor gear company. The job was almost perfect. Doing exactly what I wanted to do, great job culture, excellent boss, 1.5 miles from my house, flexible schedule, etc. Pay was acceptable at best, but everything else was great. I felt like I had found my place and planned on being there for years.
THEN, I got a concussion mountain biking. I spent months with crippling migraines, vertigo, exhaustion, vision problems, etc. My company was super cool about it for a couple months, but eventually let me go.
it's been about 10 months now. I'm back to normal, healthy, been through all the therapies, etc. Ready to go back to work. I'm about to start applying to jobs again, but I now have a 3 year gap in my resume. I can explain the pandemic year layoff. Then there's 14 months that I can't account for because of my ex. On top of that, my reason for leaving my last job was physical inability to do the job. Legally/technically, I got laid off in a mass layoff due to the company's poor holiday sales performance.
at the end of the day, when someone looks at my resume, I have little to no work for the last 3 years and my good reference only lasted about 7 months, and that job ended due to an injury I can't prove I've recovered from because it's hidden inside my skull.
what do i do here?

I was really hoping this sub might have some advice, as it's been a very useful resource for me during my current selling and buying process.
As some background: we have a buyer for our house (FTBs), keen to move ahead, everything good that end.
We found our dream forever (family) house in a location we need to move to for work. It's a big Victorian semi that used to be owner occupied by the current owner's family. However, it's currently being let as a student house (so a 5 bed HMO), but was marketed as being appropriate for "reversion back to a family home" or as continued HMO use. My understanding is that you don't really 'convert' HMOs back to residential, you just allow the license to lapse (or, rather, the previous owner (aka the license holder) allows the license to lapse) and then the house defaults back to being residential. The only reason you'd need to speed this process up (i.e. by writing to the council) would be if you wanted to use your permitted development entitlement (which we wouldn't, so that's not the issue). We had an offer accepted that fit within our AIP with our mortgage lender and I was super, super, super happy.
Now our broker has come back to us and has said that he spoke to our AIP lender (Halifax) and the guy said they wouldn't lend a residential mortgage on an HMO - even though we will be using the house as a residential property and it obviously won't be an HMO! Our broker thinks many other lenders will be similarly adverse to this, and we might have to walk away from the purchase, which breaks my heart. His words to me were "Halifax says this property needs to be sold to a landlord in its current state, or restored to a family home for general sale".
But I'm thinking there must be a way round this - as what really differentiates an HMO from a family home? Surely if we wait for the current tenants to leave (the end of this month, and as they're students I see no reason this will not happen exactly on schedule) - which we'd have to do to complete anyway - it's a house again. What would it mean to 'restore' it? Info around what 'makes' a house an HMO (asides from the license holder) seems vague. From what I've seen:
Only one kitchen - check
Not having locks on the bedrooms - problem - BUT I could easily ask the ownelandlord to remove these as soon as the students leave
It being 1 property, i.e. the surveyor can walk around and access every room without needing to come out/use other keys etc. - check
It is habitable - check
Obvs we could also ask the current ownelandlord to write to the council notifying of a change of use as soon as the students move out.
Would this work? Has anyone else been in the position and have any ideas what we can do? I feel sick with sadness.

This guest post by SHRIMOYEE NANDINI GHOSH is based on two essays about the men and women of Kunan Poshpora, that appeared in the Kashmir Reader dated 1 September 2013, and 13 January 2014. Beneath the horrors of the mass rape committed by Indian troops in the twin villages that night in February 1991, lies the untold story of systematic torture of men, carried out by the same forces with the precision and deliberation of a planned military operation.
In June 2013, a Public Interest Litigation filed in the Jammu and Kashmir High Court, by fifty Srinagar based women, supported by human rights group Jammu and Kashmir Coalition of Civil society (JKCCS) had resulted in a Magisterial order for the further investigations of the mass and gang rape by Indian army personnel of the women of Kunan, and neighbouring hamlet Poshpora, in Kupwara District of North Kashmir on the night of February 23rd-24th 1991. The police, it appears from the lack of any remotely investigative activities in the villages to have done little if anything, by way of following the court order in the last six months. On 14 September, 2013 they asked for and were granted an additional three months time for further investigations, without notice to the survivors who are legally represented in the case.
However, the closure report, which police had failed to file for twenty – two years, and which had been presented before the Magistrate of Kupwara just weeks before the Public Interest Litigation, in March 2013, had yielded several important previously unavailable official documents. These included a hand drawn police map, a nominal roll of 125 army personnel (including several officers) who were admittedly part of the operation and in Kunan-Poshpora that night, statements from victims, witnesses and army men mentioning specific locations, times and incidents, and the official medical reports of some of the rape victims. JKCCS had decided after some deliberation that if the police did not appear to be doing any investigations, they would themselves, aided by the new documents, attempt to rescue from oblivion the events of that night. Over the last three months, they have been engaged in a process of interviewing villagers, explaining to them what the police papers say, seeking clarifications, and attempting to piece together as coherent a narrative as possible given the constraints of resources, the lapses of memory, the reticence of rage, grief and repeated recounting, and the deaths of crucial witnesses. On 24th August 2013, I accompanied a team of human rights lawyers and researchers from JKCCS to the village of Kunan, on one of their visits. I was told that their interviews with those of the women who wished to speak was almost complete, and the day’s planned interviews were mostly with men from the village. Previous conversations, as well as police statements showed that interrogation centres had been set up in the village during the operation, and witnesses referred to extreme and extensive torture of men, but this was not specifically recorded in the First Information Report, and formed no part of the official list of crimes that occurred that night, which consists of rape, house trespass and illegal confinement.
As in the police documents, Kunan Poshpora has become inscribed as a story of rape in Kashmir’s public memory. But something else also happened that night. A crime so commonplace in that age of cordons and crackdowns that even the men who were its victims, barely thought to mention it, attending instead like the rest of us to the outrage of the raped women. As Ahmad Ameen put it, ‘They let us go home after the crackdown, in the morning at about 9 am.’ [Some men were bleeding; others were barely conscious and had to be carried. One man told us he crawled home on all fours].‘That’s when we realised what had happened. What they had done in every house. Then all hell broke lose.’ Several of the men were somewhat laconic when the interviews began. ‘Joh karte hai, wahi kiya’, Rahim Dar said. ‘They did what they do.’ And indeed they had– with wood, water, electricity–those universal implements for the infliction of finely calibrated pain. JKCCS believes on the basis of preliminary conversations that between hundred to a hundred and twenty men from the two villages were tortured that night. A total of twelve men were interviewed during the course of the day I visited, by three teams of researchers. I think it was after the fourth time I heard mention of medical treatments for sexual dysfunction, that the true irony of the ‘emasculation’ metaphors that are so abundant in talk about the Kunan-Poshpora rapes dawned on me. What I often dismiss as misplaced patriarchal indignation had been repeatedly made flesh that night. ‘Oh! Come on’ I want to say aloud, every time I hear or read the words ‘rape’ ‘our women’ and ‘impotency’ in close proximity–‘It’s NOT about you!’, but this time it was. And it involved wires, needles and a portable DC battery.
A kind of unmooring from the realms of human language has characterised the description of the Kunan Poshpora rapes. District Magistrate S.M Yasin’s report speaks of being unable to put down in ‘black and white’ the acts committed by the ‘beasts’ for instance, and the rape survivors themselves talk of the chaos of a toofaan, of foul smelling shaitaans apparating through their black-outs and disassociated states as they lay in the dark . But, as I listened to the men, ranging in age from 90-year-old Lal Dar (68 at the time of the torture) to 40 year old Manzoor (18 in 1991) their torture seemed to bear a somewhat different relationship to language and the world. What happened to them was nailed to a scaffolding of banal bureaucratic and military terms—interrogation, information, identification, search, cordon, crackdown—and tethered to mundane physical objects and familiar places–-buckets, logs and planks of wood, helmets, torchlights, batteries, wood sheds, barns, streams and trees. As the men spoke I began to picture that night, not as an endless orgy of a horde of rampaging beasts, but as a quiet and efficient military operation, carried out by trained men. Four companies of men from the 4th Rajputana Rifles, 68th Mountain Brigade commanded by a Colonel K.S. Dalal, in fact, as the army itself admits in police statements. Alpha and Delta Companies were deployed in the outer cordon, Bravo and Charlie in the search and interrogation. While teams of ten to twenty soldiers, sometimes headed by an officer who they were heard referring to as ‘Sir’, went on a systematic house to house search, rooting men out of their beds, demanding to be taken immediately to militants or hidden weapons, strip searching them and burying them in the snow, their comrades were otherwise engaged. Most of the commissioned officers were deployed at the ‘interrogation centres’ according to the army. Two kuthars (large barn like outbuildings for storing grain, fodder and cattle) within yards of each other, belonging to Asad Dar and the village numberdar (revenue official) Aziz Shah, and Abli Dar’s home, on the main lane of Kunan’s maze of winding alleys, were quickly commandeered and their lofts or rooms converted into make shift ‘interrogation centers’, while their compounds formed a holding space for the men. All three were provided with the same basic equipment – a bench fashioned out of planks of wood, a large wooden log, a bucket of chilli water, a couple of wires connected to a radio battery forming a crude live-circuit, assorted sticks and ropes, a few chairs, and somewhere to suspend the men from–but adaptations were made according to available resources and geography. For instance, in Asad Dar’s yard through which the village stream ran, repeated dunking in its icy depths formed part of the standard procedure. At two of the compounds, Aziz Shah’s and Abli Dar’s where firewood was stored in the wood-shed a bonfire was lit, around which parka-clad soldiers chatted and drank, and villagers recovered from their water treatments. At Asad Dar’s kuthar a tall, fair and somewhat chubby faced officer sat on a chair before a wireless set, giving orders and flashing his torchlight. Downstairs, in all three yards, men squatted or stood in the snow waiting for their possible turns on the equipment. Occasionally when they went up, they saw a neighbour or brother who was before them in line, slumped on the floor at the head of the stairs. Some like Salim Dar, whose brother was a surrendered militant, paid a visit to two of the three centers. He still walks on crutches as a result.
The village of Kunan has changed in twenty-two years. It is no longer ‘the huddle of thatched and wooden houses’ that journalists described in 1991 (‘Indian Villagers Tell of Mass Rape by Soldiers’, The Independent, March 19, 1991). Buildings have been torn down, and rebuilt in brick, cement and tin. The chashma (natural spring) that emerged from the earth behind Aziz Shah’s kuthar has dried up, and only a muddy depression now marks the spot. Ghulam Afzal walked with us around the hamlet amidst squawking chickens and curious children, pointing out the sights– ‘this is where the Abli Dar’s old kuthar stood, that there- is his new house…this is the wood shed in which I hid, this is the nallah along which Naba ran, this used to all be clear ground then…’ For some reason, seeing those buildings brought home to me an intimation of what it was like to be a man from Kunan-Poshpora on that night, in a way even their words hadn’t.
What was it like, I found myself imagining, to be squatting in your own snowy barn yard, drowning in your tin bucket, broken and blubbering on your hard granary floor, blinded by chillies from your own store? And then all the hypotheticals began, as my mind ran on and on. How did it feel I wondered to hear the sounds coming from the village? Yah Khudaiyo! Yah Khudaiyo! Could you hear them over the sounds of the interrogation? Pakistan, Militants, Samaan, Information, Bol Saala! Could you hear them over the groans of your neighbours? Could you hear them over your own yells? Which was worse–to definitely identify the scream of a loved one, or merely contemplate if it was them, through the fog of your insensibility? What was it like to be told you could leave in the morning, to be given painkillers by the army doctor, (Capt. Dr Shyam Sundar accompanied the unit according to his own police statement), to come home and realise what had seemed so far like a recurring nightmare—another crackdown, agonising but vaguely familiar –had been another kind of visitation altogether? And then, to unable to leave or get help for two days, because of the army siege around the village? To have no family or neighbours to turn to, because everyone you knew, was in precisely the same state as you? What kind of courage did it take to be Abdullah the compounder, from neighbouring Trehgam who snuck into the village using the back route through Chopan Mohalla, to deliver what analgesics and first-aid he could knowing it to be hopelessly inadequate? Or most unimaginably of all, to be Abdul Wani. To return from an over night business trip to Srinagar and find your front door broken, your two sons in bed electrocuted, your wife and three daughters raped, and your family’s barn turned into the village torture chamber? How does one live with such knowledge? And having held one’s peace for twenty two years, how does one begin to tell a stranger with a note book, not about what was done to the women, not about what was done to the never to be named teenaged girls, but what was done to you, to your own aging and scarred body, all those many years ago?
That night is full of other kinds of silences, not as innocent but just as tortured. What can one say of Abdul Ghani, the police constable who was related to several families in the village who accompanied the soldiers on their rounds, and signed a ‘No Objection Certificate’ (NOC) the next morning stating that the villagers had no complaints? He appears in many accounts like some kind of will o’ the wisp with a torch light— relaying messages between houses and family members; accompanying one man back to his home to fetch more firewood, allowing him to peep in through the windows and see his wife on the kitchen floor but not to enter; giving water to a woman with a broken spine; getting locked in a cow shed for remonstrating with soldiers; carrying a cousin home on his back in the morning, weeping as he related what he had witnessed. How do we begin to disentangle the betrayal, the subversion, the unlooked for kindness of it all? Constable Abdul Ghani Dar’s statement of what he heard, saw, and did that night, would have formed a crucial part of the prosecution evidence, if the case ever comes to be tried in a court of law. But ‘unidentified gunmen’ murdered Abdul Ghani in his bed in 1993, pumping thirty bullets into his gut, rendering his words hearsay, and obliterating them from the legal record.
Several other critical eyewitnesses have died in twenty two years, including Sharif-ud-din Sheikh who led the fight to get the police report registered and the case heard in the State Human Rights Commission. Some have died as a result of their rape or torture that night, others from age, bullets or disease. By some estimates from villagers, fifteen of the rape survivors have had hysterectomies. Along the way I lost count of the many other surgeries, unsuccessful treatments, chronic aches, intolerable pains and nameless ailments I heard described. One, however stood out. Lal Dar, whose knee was shattered by a rifle-butt early in the proceedings, and who spent most of the night sprawled in the snow outside his home watching the comings and goings of the men, said that he subsequently had two surgeries, the second to remove his knee cap. He said he could not bend his left leg any longer. He finds it hard to pray.
A Meeting in the Park Impressions and reflections on meeting the survivors of the mass rape at Kunan Poshpora, at the Sher- e-Kashmir Park in Srinagar on Human Rights Day, 2013 It came as a surprise. I don’t think any one, even amongst the organisers of the event at Sher- e Kashmir Park, on December 10th, had expected that women from the two villages would come. It was assumed that the survivors would be represented by members of the Village Committee, elderly men folk from Kunan and Poshpora, themselves survivors of the mass torture that took place on the night of February 23rd-24th, 1991. But the women had come, almost thirty of them. They had arrived in Srinagar by Matador van, leaving their homes in Kunan and Poshpora at seven in the morning, when the frost was still hard on their windows. I had met some of them before, but it was different seeing them here in Srinagar. I couldn’t remember all their names; their biographies had come detached from their faces. Many of them hugged me.
I remembered S. though, one of the more outspoken survivors I had met— her sharp, twinkly eyes behind thick, black rimmed granny glasses, her wide smile full of crooked teeth, in a face wrinkled and brown like a walnut. We had met at Kunan, in August 2013, when I accompanied a legal research team, from Jammu and Kashmir Coalition of Civil Society (JKCCS) who was representing them in their recently renewed litigation against the Indian army. She had spoken fiercely about the injustice of it all; the many outrages that she read about everyday in the papers, her desire to see such criminals behind bars for life. Her anger was loud and visceral. But when it came to the actual events of that night, she had refused to answer any questions. She had a terrible headache, she said. She could not wait, she had blood pressure, she was dizzy—she had to leave, she always felt like this when she thought of that night, she would not talk to us anymore. It was the only interview that had to be abandoned half way. Today, she was complaining about the long journey, ‘bumping-bumping-bumping all the way.’ ‘We should have come by Sumo’, she grumbled. But, it seemed to me that despite this, she couldn’t quite mask her delight at being out in the sunshine. In the open, amidst the falling leaves, outside the shadows of their men folk, their kitchens, their village, the women grew garrulous. S. told me of her daughters, one married to a doctor, the other working at the Social Welfare Department. At one point, Gul Fatima, from the Association of Parents of Disappeared Persons, wife to a disappeared man, came over to the group of Kunan Poshpora’s women. ‘Where are you from?’ she asked them. ‘From Kupwara’ S. replied, naming the district. Then, a shadow seemed to cross her face. ‘Kunan – Poshpora’ she said. We’re here from Kunan Poshpora.’
Many of the women from Kunan Poshpora, did not wish to be photographed. The cameras made them uneasy. Some of their children, and grand children they said, did not know their stories. They huddled together and covered their faces with scarves, but the photographers persisted. It felt undignified– cringing behind shawls, cowering under ‘We Demand Justice for Kunan Poshpora’ posters, being asked to join the circle and sit in the appropriate place like an errant schoolgirl, when one had wandered away to avoid the cameras. In 2004, Manipuri women activists protesting the rape and killing of Thangjam Manorama had shocked us by their dramatic inversion of the figure of the cowering and shamed raped woman. Stark naked, they had stood in front of the Assam Rifles Base at Imphal, holding a banner that read ‘Indian Army Rape Us’. The photograph had made headlines across the world. I thought of it as I pleaded with a particularly intrusive photographer on behalf of the women to ‘please respect their privacy’. At this, he turned around and asked me, ‘Why have they been asked to come here, then?’ .I didn’t really have a good answer. It is true. We do need them. We want to have their pictures. We want to put faces to their tragedies, to commemorate their losses and violations. We need them to remind us that we remember, that we have not lost the battle against forgetting yet.
After I got home, the women of Kunan Poshpora, and their attitude to the news-cameras, made me think of a question. Would the agitations against the Shopian rapes in 2009, have been so angry, so volatile, so strong, if Asiya and Neelofar had lived? If they had survived, would we have heard of them at all? And if we had, what particular stories would we hear? Perhaps their rapes would have been covered up, as so many have been in the villages of Kunan and Poshpora, in the name of marriages, families, reputations, futures, for the sake of preserving innocence. A raped dead body makes for an uncomplicated heroine– worthy of both victimhood, and martyrdom. But a living rape survivor is a different being altogether. Her speech and her silences are more fraught. The women of Kunan Poshpora have been voices, not victims through these twenty three years. They have spoken back to the forces of occupation, before media crews, independent fact finders, the police, the state human rights commission and the courts of law. But, they constantly remind us– by covering up before our cameras, by getting dizzy, by blanking out, by her reticence before our questions, that we are all incriminated in her secret yet public shame.

My ex partner and I bought a house together in Nov 2021, but he has decided to move out and now wants me to buy him out of the mortgage.
His dad gifted us 5 grand to buy the house but the other 18 grand was from the sale of my flat. Since buying the house, my mum has spent nearly 15 grand on renovations.
To keep the mortgage myself, I need 10 grand. I had a survey done on the house and it has increased in value by nearly 20 grand. If I have to buy him out that would be 20 grand I need to avoid selling.
On a legal basis, what is my partner entitled to? His dads gift? 50% of the increased value? I'm terrified of losing the house and this has all been a shock.

I think it is time for EV owners to reach out to potential charging installers. Here is my list of established businesses that could benefit from adding chargers.
- Waffle House - Seems like a no-brainer. Many locations near highway exits and a ready supply of customers who naturally would use charging as a meal stop. Maybe it could also bring ICE and EV owners together and foster a change of attitude among the charger ICEers.
- Quick Trip - We all know that QT (like other stations) values the inside business far more than the gas sales. They also tend to have much bigger parking lots than other brands. They already have many food options so they can server as a meal stop as well.
Walmart has already announced their intent to build their own charging network. While there are many WM haters out there (and probably more among the EV world) there is no company better suited to take on this challenge. They have many stores in smaller towns that would fill gaps in the charging network, huge parking areas that can hold a larger station and if they build their own network they might be more inclined to keep them working.
If EV owners start voicing their support to potential corporate headquarters, then they might just listen. Don't just raise it as a green initiative, be sure to mention the potential profit of increased (and fairly long) visits by customers.

Hopefully someone can help me out with this. I have an upcoming trip and a VRBO rental for a week. I was looking for the best directions to the rental home when I noticed it had been posted for sale a couple of days ago. Out of curiosity I checked the the listing on Redfin, and noticed that I could book a viewing of the home during my stay. Is this something that is allowed by VRBO? I'm mainly using the home as a place to sleep and hang-out between doing tourist things in the area. There will be a lot of time I'm not in the home, and I don't necessarily feel comfortable with people coming in to view the home while my belongings are there. Thanks for any help or suggestions.

To make a long story short, my family owns a business and we have been looking for an Inside Sales rep for awhile now. My wife is a teacher with past experience in our field and my family offered her the position. The pros outweigh the cons when it comes to this position vs her teaching position. She would live closer to work, can bring our son here (my sister brings her kids here) our son will grow up with his cousins seeing them everyday. The pay + benefits are way better plus a pension plan that doesn’t come out of her paycheck. The only downsides are, my family tends to argue at times and my father has always been a bit of a micromanager with an attitude. I have learned to deal with him over the years but I am worried bringing my wife and son here could cause problems between us. We have a great relationship and I get excited at the end of the day/week to go home to my little family. I am worried if she starts working with us, I will lose my family life/work balance. It is a difficult decision because she would be making 12 grand more a year with us than at her teaching job plus she won’t have to make a 40 minute commute and put our son in daycare, since it is a 9 minute drive to my business and she can bring our son. I’d appreciate any advice. I am really struggling with this decision. Thanks in advance.

Hi Everyone! Hope all is well on the home buying journey. Currently wondering if there’s a magical feeling you get when you know you’ve found the “one”? I’m currently living in Houston and found a really nice starter home built in 2019 for under $340K. Its has 3 bedrooms, 2 bathrooms, a office space, decent sized back yard, and in a beautiful community (homes in the community are selling for $400K+). The only reason why I’m hesitating a bit are the property taxes (3.4%) and the fact that I’ve been looking solely at new builds for the past few years of searching and kinda had my mind set on picking everything out in the house myself. The new builds I’m looking into start around $376K-$382K.
I can FOR sure tell the home has been lived in( previous owners didn’t clean before leaving) and it would require fresh paint throughout, new baseboards, a deep clean, new carpet, ceiling fans, work in the back yard (think they may of had a dog), new fencing, and a few new appliances. I’m thinking after everything is done I would have paid about the same price for a new build…however, maybe these things can be negotiated in the sales price?
Is there any advice when it comes to making a decision on which home to buy? New build or prior existing?
I’m thinking to put a offer in so this could just be last minute nerves as well🤦🏽♀️ It’s my first place so I don’t want to bite off too much but I really do like it. Happy to provide more details. Thank you!

Asking if anyone has experience with using this vacuum. Our home is small, around 850sqft. It’s LVP throughout with two small low pile area rugs. Is the c1 compact a good unit for this house? How is the capacity of the bags? We like to vacuum a lot. I found the unit on “sale” and I can buy it with CC points I’ve built up. Background: Currently own a “newer” home, built in 2010. All brick, approximately 2700 sq ft, on almost 1/2 acre. Quiet street, on the outskirts of our town. A huge homebuilder is putting in a cookie cutter neighborhood (333 homes) in the field behind my house. Good bye quiet. Since we found out, we have been looking for another home. We would prefer not to see our neighbors this time, so a little land along with a decent house. Unfortunately, the interest rates along with home prices, have increased significantly. Our current home has a 3.5% interest rate. We are in a want to move situation, vs a need to move situation thankfully.
That being said, there is a family home that will be up for sale soon. It is located on the family farm where I was raised. The house is pretty large, approximately 3500 sq ft., 10 acres or so. However, the home has not been updated since it was built in 1974. While it is a beautiful home as is, everything is original. Flooring, kitchen, baths, etc.. The basement flooded at one time, and I can’t recall how they “fixed” that. Also unsure about the septic, roof, HVAC, windows. I’m sure quite a bit of money ($75-$100k) would be needed to update the home. They will be getting an appraisal, but my best guess, based on what I have seen sold lately, is that they will price this at $450k-$500k.
It is also located about 15 minutes from where we live now. Tacking on an extra 20+ minute commute to work and school.
I can’t decide if it would be a good decision to buy based on the price and current interest rates and the need for updates. We would have approximately $150k after selling our current home.
Should we stay put and be miserable, but enjoy our 3.5 interest rate? Or jump into what might be a money pit on the family farm?

Which resulted in both him and Tarlim’s lawyer sitting across from me in my office. Venric’s wool had been freshly groomed, apparent by the clean lines running across his body. Vulen…less so. It’s clear that the stresses of dealing with his former partners has taken a toll on him, but yet I could still see a determination in him. I doubted even the pressure of Venlil Prime’s core could break it. “Thank you for seeing me on such short notice, High Magister Rolem.”
I bowed to him respectfully. “The pleasure is mine, Vulen. I presume the ‘legal troubles’ you spoke of in our correspondence is why Venric is accompanying you today?”
Vulen looked like he wanted to spit. “My previous… ‘partners’ were much too used to my abilities of controlling and filing paperwork.”
“Your name was still on Tarlim’s employment contract,” Venric stated. “Thus you are still legally responsible for the illegal firing.”
“Yes,” the landlord bared his teeth, “and realizing that, my ‘partners’ decided to do the business equivalent of dragging my name through the mud before I got all the contracts fully broken. I left internal maintenance services and employment in the paws of Darula when we drafted our contract. You can see how that’s coming back to bite me now.”
I flicked my ears in polite sympathy. “Still, may you two explain Venric’s presence?”
The landlord glares at the lawyer. “Part of my proposal includes a… settlement to get me off the lawsuit.”

I leaned forward on my desk. “Can you please tell me how you can justify such a payment?”
“Well, your honor,” Vulen bowed, “for one thing, our economy has been in a rather sharp downturn. For the government themselves to purchase that number of houses, it would give a baseline for rent to stabilize around. A cap on the leak, if you will. As well as allowing me to use the influx of credits to construct and maintain even more houses and apartments.”
“Really?” I give my ears a skeptical flick. “You will actually use the money to build more?”
“It’s in section four of the proposal.” He stated, “as part of the five-rotation plan.”
That was correct. Which means he actually wrote much of this out himself instead of just tossing it to his own lawyer.
Perhaps I was too harsh on his character. “Indeed it is. You must understand, though, that the sum you’re asking for is no small amount.”
“Oh, I’m fully aware, High Magister,” Vulen said, “But if I remember correctly, the Exterminators Office recently underwent some severe budget cuts, did it not?”
Venric seemed equally as enthused about the prospect of a payout, as per stated in Section 5, the settlement to get Vulen’s name off of the lawsuit would be going almost exclusively to him and his client. “I’ve run the numbers, your honor, and the costs should be zero-sum in the matter of as little as three Herds of Paws.”
The lawyer stood from his seat, standing to the side of the table. “It will be an investment, certainly, but if I may speak as a salesman for a moment, the PR potential for this is nothing less than monumental. Dawn Creek, as an industrial district, has little in the way of tourism aside from the A-Grav Arcade. With this, you could kickstart an entire sub-community, complete with the economic prosperity that is sure to follow!”
It was an impressive sales pitch, I had to admit. Of course, I wasn’t about to be distracted by the absurd parts. “Yes, an impressive sales pitch, Venric. However,” I turned to look at Vulen, “I can’t help but question the logic behind your decision on what the refugees will have to pay at the conclusion of the contract.”
Vulen, seemingly prepared for this, simply flicked his ears. “And what of it? Are you referring to the 50% increase over standard rent prices? Because there
is an explanation for that.”
That was
one of the absurdities to be explained, but I was interested to see how he rephrased that he wants money. “By all means, explain away.”
Vulen cleared his throat before proceeding. “We’ve already discussed that Tarlim’s wrongful termination was an attempt to drag my name through the mud, but that isn’t all that the other two have done. As mentioned, employment of the internal maintenance force was left to Darula, in one of my more questionable decisions. I figured that would be one of the first things to go after I severed the contract, so I already got around to hiring a third party to replace the jobs I knew I’d be losing. Sure enough, once the contract was severed, all of the maintenance workers stopped servicing my building. It was lucky that I had the foresight to plan ahead, but it left me at a substantial financial loss. The price hike is to pay for the more-expensive, but still necessary, external maintenance services once the sum granted by this deal has dried up.”
A good justification. Well thought out, well reasoned, almost seemed to be reasonable.
Too bad for him I saw the flaw. “And if this charge is to cover the new maintenance people, how are they being paid
during the contract?”
Vulen couldn’t hide the grimace. It was subtle. A slight fall of his ears, a lip curl, a tail sag, just realizing I had caught him. “Well,” he began to try and justify again, “they are being… I am…” he fell silent under my stare. It was a telling stare. Reminding him that I already had read and would reread every word of the contract. He met my eye with one of his own for a few seconds before he signed acquiescence. “Fine. It’s to increase my profit margin.” He gestured exasperatedly. “This is still a massive risk for me. People could move because of the refugees! Brahk, I guarantee there will be people who
will move because of them! “Tainted this, Humans that,” I know you’ve seen the consequences of that firstpaw. Despite the credit influx, I will still have to take loans for the new buildings, and they’ll take time to build! I need proof of future income to look good for what creditors I have left.”
“Really?” I asked, “then is that future profit the reason for the proviso that these refugees would not be able to live elsewhere for the duration of the contract plus a half rotation afterwards?”
He gave a huff before composing himself back to a professional position. “Only for the half rotation. I will be honest, the main reason for the proviso is to hedge against people like him.” He very obviously gestured to Venric.
The lawyer, on the other paw, seemed rather amused by the act. “Really? May I ask, out of curiosity?”
“I am entering into a contract with the Magistratta,” Vulen stated, “I am not about to have lawyers claiming I’m not holding up my end because some Gojid decides to abandon the housing I’m offering because of…because of Tarlim and his human friend.” He massaged his snout for a moment before continuing. “If I am to offer my rooms to refugees
and humans, this upfront cost is all but necessary. You can’t expect me to take on such an undertaking without a safety net to fall back on. It’s just bad business. And besides, I’m already paying a portion of that back up front
to the upfront payment in the form of my settlement. That has to count for something, right?”
I stare at him, unimpressed by his attempt to use my feelings around Tarlim to his benefit. “Your dealings with him have no relation to dealings with the Magistratta, Vulen. As for your safety net, you are correct. I cannot expect you to take such a risk without one.” I watched as his ears raised in confidence. “But a safety net, this is not.” His ears satisfyingly fall again. “The numbers you have given me would result in likely twice the profit you made as your own share in the last rotation just from the simple fact you would be filling every unit you owned. That is not a ‘safety net’ to fall back on. That is exploitation of disadvantaged peoples for your own gain, and you know it.
The landlord huffed in frustration. “Fine. I can drop the half rotation binding for after the contract is done.” I squint at him. “Don’t look at me like that! I have guaranteed in that contract that every unit could be filled! I will
not be accused of breaching a contract because one of the residents decided to leave early, mark my words!”
I heard Venric whistle in amusement. “The possible payout would certainly be tempting.”
Of course he would say that.
I suddenly get the feeling Vulen brought Venric here for more than just the settlement. I shake my head to focus. “That would be acceptable, however,” I swipe my pad so it showed the rent hike, “this is also to be completely dropped. If the refugees decide to continue living in your units, it shall be considered a continuation of living rather than a new contract. Therefore, any rent increase would be done at the legally mandated rate of maximum 5% already set by the Magister of Land and Housing. There will be no negotiation on this account.”
I recognize the need for changing rent. At least this way the refugees should be able to afford it after the contract is up. “Of course, you will continue to have control of the rent on the new buildings when those are built. So even without that rent hike, you will still be making a profit into the future.”
Vulen looked to be about to protest, but Vernic quickly pulled him aside and started whispering in his ear. I could hear some soft exclamations from Vulen every now and again until the two finally separated from their convenience. Vulen, with a defeated look in his eyes, addressed me. “That modification is…acceptable. On One Condition.”
I leaned back in my seat and raised my ears in interest. “You’re not really in the position to be drafting terms, but I suppose I’ll humor you. What is your condition?”
“You, and the Magistratta at large, must sign a separate, legally binding contract promising compensation for the construction of the new buildings. That was already part of my proposal, but I want a separate contract for that now, unbound by any of the terms of this current agreement.” He flicked his ears uncomfortably. I could tell that he still wasn’t happy about his profit margins being skimmed down. “If I agree to your amendment, you agree to mine. Fairs fair. Do we have a deal?”
I hold firm with my gaze. “I will have to actually read this amendment to agree. But for now, state your terms.”
“I will want to be funded 50% of total estimated building costs as gauged by a neutral third party, with another half of estimated maintenance costs for the first rotation of operations, also gauged by a neutral third party.”
I quickly thought over his proposal. “Add in a clause that you will have to pay for material overages, and in return we will allow a clause that we will pay for time overages. If that’s acceptable, we will have an agreement.”
Vulen’s face showed hopefulness once again as he bowed respectfully. “That is acceptable. You have a deal!”
I give him a professional bow as I delete and edit the appropriate sections on my copy of the contract. I then sent a quick request to the magister of Land and Housing to draw up the second contract. “Then let us reread our agreement to be sure there are no more disputes.”
Vulen sighed, seemingly annoyed that we were going through the contract once more. But it was for the best. By the end, the terms were found to be either mutually beneficial, or mutually neutral.
“Very good, Vulen,” I state, “the Magistratta approves of your proposal. Venric, if you would please also sign as a witness.”
With our paw signatures all set to the screens, the deal is done. Even though a couple thousand Gojid is only a fraction of the people rescued from the Cradle, that is still a couple thousand people who have a home once more. If other districts, or if Solgalick blesses it, other species see what we have done, perhaps they too shall follow suit.
Venric placed his pad in his lap and aimed an eye towards Vulen. “Now that that is done, there is the matter of your settlement.”
The landlord huffed as they began typing on their pad. I felt a slight amount of pity for him. It was due to the actions of his previous partners that caused him to be in this situation. But the results came for the best.
With a swipe of my paw, I saved the contract and sent off a copy for our Governor to review. The UN would work with her to find the appropriate amount of refugees to send, and we would get a message on when to receive them.

Im looking to have a taproom that can have a maximum of 40 people, with a brew house of 3.5 bbl. Open 5 days a week. The other two days are for brewing
How do I guess projections? What type of assumptions do I generally want? About an average of 70% occupancy, and being able to turn these seats over twice a night? And how much does one usually spend at a brewery?
Any other factors I need to consider?

Been looking for a few months. Lost a couple of houses. This one we liked and asked our realtor to contact seller agent. Realtor reached out by leaving text message and voicemail. But seller agent is not responding. It’s been more than 48 hours. Our realtor says we shouldn’t ping again as that will show eagerness and we will loose negotiating powers. But most houses in the area we are looking goes from “sale” to “pending” in less than 4 days. Any suggestions? Don’t want to loose this house.

1/ Citizen Surprises With New, Smaller, 37mm Promaster Diver Collection If I were a betting man, I would put the Citizen Promaster line at the very top of divers when it comes to popularity. It is not an expansive collection of watches like Seiko tends to do, and it is an absolute bargain if you are looking for a tough sports watch that will take a beating. However, the line of people who could never wear one is just as long, if not even longer, due to the size of the watch - 44mm is just a huge watch. Well, no longer. Citizen just announced a new Promaster Diver line in 37mm in three colors - black, blue and pink.
Despite shrinking down the watch below 37mm (and 11.6mm thick), the Citizen Promaster remains a capable diver with 200m water resistance. Actually, it retains most of the functionality and looks of the bigger watch. It still has the very recognizable hands, a 4:30 date window, dive time bezel and the legendary rubber strap. Inside the watch is the Eco-Drive E168 movement which is solar powered and gets you six months of power without the need for light exposure.
All three variations – black, blue, and pink (with a rose gold-toned steel case) – will set you back $375.
This watch comes at a perfect time where a lot of watchmakers are skewing smaller to keep up with changing tastes from consumers. To have such a popular watch in such an appealing package and at such a price, this will have to be a huge hit for Citizen.
2/ Zodiac Unveils Two New Incredible Colors To the Super Sea Wolf Compression Diver Most divers are a sea of blues and blacks, with the occasional silver and a splash of color. Zodiac has a different philosophy. They are on a mission to create the most colorful and out-there diver. And boy, are they good at it. Now they’re introducing two new core colorways into its Super Sea Wolf Compression collection - the Seafoam, obviously a seafoam green with black, white, and a touch of orange, and the Gulf, which takes on the classic light blue, orange, and silver colorway of the Gulf oil company which served as one of the most iconic racing car livery ever.
Both models feature the same 41mm × 13.4mm steel case with a water resistance rating of 200m, and both have the STP 1-11 movement inside. The Gulf model comes on a five-row stainless steel bracelet with a butterfly clasp and a spring-loaded extension while the Seafoam has a color matching tropic-style rubber strap with a pin buckle.
The Gulf has a light blue bezel with an orange minute track that frames a bright silver dial. If the photo’s of this watch look familiar, it’s because this is a callback to the vintage Zodiac Sea Wolf 1781W, one of the most desirable Zodiac models. While this watch is up from the original’s 35mm, it’s still a close-enough recreation that it makes for a good alternative.
The Seafoam also leans vintage, not so much into the Zodiac back catalogue, but rather into popular culture of the late 50’s and the guitars, fridges and cars that came in an almost identical color. The watch has a seafoam green dial, matching strap, a black bezel, and a pop of orange on the minute hand.
Both models are available for purchase now and the new
ZO9304 “Gulf”on steel costs US$1,595, while the
ZO9305 “Seafoam” on rubber will set you back US$1,295.
3/ Zenith Blings Up The New Defy Skyline Skeleton With Just Enough Gold The Zenith El Primero movements really are iconic and Zenith knows this. I guess that’s the reason why they are making some of the best skeleton watches today. Following the earlier Defy Skyline Skeleton model which featured symmetrical black and blue open dials with a four-pointed star formed by the cut-out and the Defy Skyline Boutique Edition with silvery-grey finishes, zenith is now releasing a new Defy Skyline Boutique Edition, this one with subtle touches of gold that make the watch even better.
Just like the previous models, this new skeletonized Defy comes in an angular-shaped 41 mm case with a 12-sided, faceted bezel inspired by the Defy models from past times and a screw-down crown. The colorway, as mentioned, is similar to the previous model with silver-grey finishes, but it also has a slightly darker chapter ring and applied gold-plated baton hour markers filled with Super-LumiNova, and matching hour and minute hands, only now there’s less dial and more movement.
Inside the watch, visible through the dial, is the El Primero 3620 SK, with the 3620 as a base, reworked, featuring the 1/10th of a second sub-dial at 6 o’clock, right on top of the watch’s 5Hz escapement, and it comes without the date indication. It has a stop-second feature for accurate time setting and a power reserve of 55 hours. The watch comes on either a steel bracelet or a rubber strap with a starry sky pattern.
The watch costs CHF 10,900, which, all things considering, looks like a very fair price.
4/ Nomos Teams Up With Wempe For An Icy Blue Dialed Tangente For Hot Summer Days There seem to be two trends this summer in watches. One is something that Zodiac is embracing fully - going all out on color; while the other is one specific color that we have now seen on several watches - ice blue, a color that seems to be the color of the summer. Nomos has teamed up with famous retailer Wempe to create a special edition Tangente Neomatik Update 41 for Wempe Signature Collection in this exact color.
It’s still a Tangente Neomatik. This means a 41mm stainless steel case that’s only 7.9mm thick with straight and angled lugs. The narrow bezel that holds the sapphire crystal serves as a visual trick to make the watch look much larger than it is. The main difference comes from the dial and it’s ice-blue dial, whose light tones are offset by blued hands and black indices and numerals. The darker blue colour is also found on the date complication, which shows each date through cutout sections in between the date digits on the outer rim of the dial.
The reason for the date being displayed in this unique fashion is the Calibre DUW 6101 inside the watch. To keep it as thin as possible and not have to stack the date disc on the movement, Nomos moved the date disc outside of the outer edge of the movement. The date can also be adjusted in both directions through the crown, while the movement itself stores 42 hours of power reserve. The watch comes on a very nice blue-black textile strap with a stainless steel pin buckle

5/ The New Credor Goldfeather Is An Uncommon, Pricey And Gorgeous Option For A Dress Watch That Will Be Hard To Get From 1960 to 1969, Grand Seiko was Seiko’s top brand, both in quality and price. However, with the advent of quartz watches, Grand Seiko was dethroned as the most expensive watches. In 1974, Seiko separated their most high-end quartz watches into a line called Crêts d’Or, which literally means Golden Crests, but «Crêts» is a french word that applies more specifically to the summits of the Jura Mountains, a chain of mountains spreading between France and Switzerland, known to be the birthplace of watchmaking.
After alternating the name between Crêts d’Or and Credor a few times, Seiko finally settled on Credor (Credor and Crêts d’or have the exact same pronunciation in French) in 1978 but it still was just a separate line of watches within Seiko’s catalog and was branded with a simple SEIKO logo below the 12 o’clock position. In 1978, Credor became its own brand, with the dial that said Credor Seiko. Since then Grand Seiko and Credor have been the pinnacle of Seiko watchmaking.
It’s not often that you get to se a Credor watch, and they are even more rare outside of Japan. However, the folks over at Fratello have dug up a new, very interesting, release from Credor - the new Credor Goldfeather. The Gold Feather, as Seiko spelled it at launch, is a watch from 1960 which focused on absolute thinness. With the hand-wound caliber 60M it was just 2.95mm thick and was all the more impressive because it had a central seconds hand.
The reissue, named the Credor Goldfeather is thin, but not that thin. The 18k gold case measures 37.1mm wide and 7.7 thick. The watches are powered by the hand-winding 6890 caliber. The 6890 is just 1.98mm thick, and in this watch, the movement is attached directly to the case to keep the thickness to a minimum. However, the new Credor does not have a seconds hand.
The Credor Goldfeather will come in two variants. The first model, reference GBBY982, is in 18K yellow gold limited edition of just 30 pieces. The second model, reference GBBY980, is in 18K rose gold and will be a regular-production piece. The limited yellow gold model has a sunburst brushed dial with engraved hour indices, minute track, and Credor name. On the rose gold variant, Credor chose to use applied indices and a painted logo.
Reference GBBY982 will be released on July 8th in Japan as a pre-sale with availability in April 2024 at the Credor shop. Pricing is not for the faint of heart at approximately €22,700. For the reference GBBY980 pre-orders start on August 11th in Japan and also available in April 2024 in the Credor shop. Pricing is slightly less at roughly €22,000.

Watch Worthy - A look at an offbeat, less known watch you might actually like
The Stella Breslin revives the linen dial for the here and now All of those features would be nothing if it didn’t have a good base, and the Stella Breslin’s linen dial is breathtaking. Linen dials are a little bit of a lost art in watchmaking, although there’s nothing in theory which makes them more difficult than any other highly textured pattern. The Classic Blue is richer than the Felix’s Dress Blue, and is paired with crisp white lume instead of the cream colour. There’s a Silver dial which almost looks made of polished meteorite, and would be best suited to more formal situations. The most fun option however is the Raspberry dial, hovering somewhere between a hot pink and a crimson red. It’s a truly great colour that you don’t see very often in other watches which boast pink or red dials, making it a unique display of personality.
